Our Lewiston-Auburn real estate meetups provide a chance for landlords and anyone else interested in real estate to meet and network with others in the industry. Lewiston Auburn Landlord Association

The LA Landlord Association is a great way to meet and connect with other landlords. There is a small yearly fee for joining, but you get access to a private Facebook group with all other members, as well as monthly meetings. The association helps landlords stay current on new laws, programs available from the city, and other resources for Maine landlords. I have been a member for the past year and have found it to be very helpful.

Deal Analysis Spreadsheet

Analyzing deals is an extremely important skill for real estate investors. The key to securing a good deal is knowing how to analyze the property to determine metrics like the cashflow, cap rate, cash on cash return and to name a few. This spreadsheet can be used to properly analyze a deal before you commit to making an offer. Click here to download.

Software

Software for landlords can be extremely helpful in running your rental business. For landlords who are self-managing their properties, RentRedi is a great tool and can be used to collect rent, manage maintenance requests, send and sign leases, and much more. The cost for a subscription is around $100 a year.

For accounting I recommend QuickBooks Online.
